Asbestos survey and demolition notification for your renovation

Planning work in an older building? A survey helps identify asbestos-containing materials before demolition or renovation disturbs them. The investigation must cover the actual work area and any hidden parts affected by the project.

When is an asbestos survey needed?

Asbestos may be present in buildings constructed before 1994. The Dutch ban dates from 1 July 1993. Whether a survey report is compulsory depends on the work and the applicable exceptions; the construction year alone does not settle every case.

Check the official survey requirements (Dutch) before planning removal. Do not drill, cut or sample suspected material yourself. If unexpected suspect material appears, stop the affected work and ask a specialist to assess it.

Survey scope and hidden materials

The former Type A and Type B labels are no longer the current classification. Specify the purpose, rooms, structures and renovation depth instead. The report should describe surveyed areas, findings, inaccessible areas and limitations.

Hidden materials behind ceilings, floors, shafts or cladding may require additional investigation. A qualified specialist decides how and when to investigate safely, in coordination with the proposed works and drawings.

Demolition notification and supporting documents

A demolition notification is generally required when asbestos is removed or more than 10 m³ of demolition waste is produced, subject to the legal exceptions. Submit through the Omgevingsloket. The normal notification period is at least four weeks before work; exceptions must be checked for the specific project.

The dossier may include the survey report, site and work-area information, planning, responsible parties and relevant safety documents. Specialist parties coordinate any required chain records, removal method and final inspection. Check the official notification rules (Dutch).
