Foundation repair: structural calculations and drawings

Cracks, settlement or concerns about the load-bearing capacity of your foundation? Aboss Bouwadvies helps develop a project-specific foundation repair package, combining investigation results, soil data, monitoring, structural calculations and construction drawings.

The scope of investigations and engineering is agreed for your property. Repair proposals depend on the condition of the existing structure, the ground and the findings of specialist investigations.

Why foundations develop problems

Decay of timber piles

Timber piles can deteriorate when changes in groundwater expose vulnerable parts of the foundation. Loss of timber strength can contribute to settlement and cracking. An investigation is needed to establish the condition and cause.

Bacterial deterioration

Bacterial attack can weaken timber piles and reduce their load-bearing capacity. Investigation helps assess the remaining condition and the need for repair.

Soft or uneven ground

Shallow foundations, without piles, may experience differential settlement where the soil is soft or uneven. The repair strategy needs to suit both the foundation type and ground conditions.

Why structural design matters

Foundation repair requires assessment of loads, stability, temporary support and deformation. Calculations and drawings give the contractor the project-specific requirements for the agreed work.

Common foundation repair approaches

The method depends on the foundation type, damage, soil conditions and intended performance. The options below describe general approaches, not a repair prescription for a particular property.

New piles and a transfer structure

New piles can be connected to a structural floor or beam arrangement that takes over loads from the walls. In the Netherlands this is often called the “tafelmethode”. Pile type and installation method must suit the project.

  • Redesign of the load path
  • Temporary stability, propping and construction sequence
  • Drawings for pile positions and connections

Pile-head repair or extension

If deterioration is concentrated near the pile head, a repair involving concrete replacement sections may be considered. Investigation must establish that the remaining pile and its capacity are suitable.

  • Inspection to assess suitability
  • Pile-head and connection details
  • Verification of remaining load-bearing capacity

Ground improvement by injection

Resin or grout injection may be considered for certain shallow-foundation settlement problems. Its suitability and expected effect need assessment using the soil data, damage pattern and proposed system.

  • Assessment of ground conditions and feasibility
  • Monitoring before and after work where appropriate
  • Coordination with the specialist supplier and contractor

What Aboss provides

Structural calculations

  • Load distribution for the selected repair strategy
  • Assessment of piles, transfer structures, beams and floors within the agreed scope
  • Stability, deformation and local connection details
  • Temporary propping and construction stages where included

The calculations support the technical assessment, application documents where required and the contractor’s preparation.

Drawings and construction information

  • Pile layouts, transfer structures and connection plans
  • Pile-head, beam and floor details
  • Phasing and propping information where agreed
  • Dimensions, positions and openings for the contractor

The exact deliverables and responsibilities are agreed before work starts.

Investigations and documents

A repair proposal needs reliable information about the existing foundation and ground. Aboss can discuss coordination of the required investigations and integration of the results into the engineering package.

Foundation investigation

Inspection, potentially including trial pits and timber assessment, helps establish the foundation’s condition and a suitable repair strategy. The current KCAF guideline for foundations beneath buildings replaced the separate F3O guidelines.

KCAF investigation guidance (Dutch)

  • Inspection findings and photographs
  • Assessment of damage and risks
  • Recommendations for further assessment or repair

Cone penetration testing (CPT)

CPT provides information about deeper soil layers and resistance. These data help the engineer assess pile design, including the proposed pile type, length and founding level.

  • Soil profile and ground conditions
  • Input for pile design and settlement assessment
  • Coordination with the geotechnical and structural advisers

Ground investigation information (Dutch)

Settlement monitoring

Precision levelling using monitoring points can help establish whether settlement is continuing and at what rate. It can inform priorities and assessment of the effect of repair work.

  • Measurement plan and reports over time
  • Interpretation of trends and urgency
  • Evidence to support decisions about further work

Application and construction file

  • Structural calculations and design assumptions
  • Structural drawings and details
  • Foundation, soil and monitoring reports as applicable
  • Application information for the municipality or Omgevingsloket where required

Permit or notification requirements depend on the work and local rules. The competent authority decides on any application.

From diagnosis to an executable design

  1. Initial assessment: damage, building age, foundation type, archive drawings and the intended repair or renovation.
  2. Investigation and data: foundation inspection, CPT and monitoring as needed.
  3. Repair strategy: assessment of a new transfer structure, pile-head repair, injection or another suitable approach.
  4. Structural calculations: loads, stability, temporary stages and support measures.
  5. Drawings and details: pile layouts, connections and construction dimensions.
  6. Application and coordination: support with submission documents and technical discussions with the contractor within the agreed scope.

If foundation repair forms part of a renovation or extension, discuss a combined scope to avoid unnecessary overlap in investigations and design work.

Frequently asked questions

When are structural calculations needed for foundation repair?

Changing the load-bearing structure, for example by adding piles, transfer beams or a new floor, requires project-specific structural assessment. This supports any required application and gives the contractor design requirements for the work.

Is a foundation investigation always required?

The required investigation depends on the property and proposed work. An inspection is often important where the cause of damage or condition of timber piles is uncertain. Discuss the appropriate investigation scope with the advisers involved.

What is the difference between CPT and foundation inspection?

CPT investigates the soil layers and resistance, which are important inputs for pile design. Foundation inspection assesses the existing foundation itself, such as piles, beams and supports, using appropriate inspection and investigation methods.

Why use settlement monitoring points?

Repeated measurements help establish whether movement is continuing and how quickly it develops. They can inform priorities, selection of measures and assessment after repair.
